- PROPERTY TAX
- The Town of Oak Island levies a property tax annually. The Town Council determines the tax rate during the budget process and establishes the tax rate per $100 valuation when adopting the annual budget ordinance in June.
- TAX RATE
- The 2024 tax rate will be a total of .16 per $100 value. The rate is broken up with .13 going to the general fund, and .03 going to sand fund.
- SEWER DISTRICT FEE
- There is also a sewer district fee on the Town of Oak Island tax bill, which currently is $601.78.
- SOURCES
- Residents of Oak Island will have a Town and county tax bill. The Town tax bill will come from the Town of Oak Island, and the county bill will come from Brunswick County.
- DUE DATE
- Annual property tax bills are due on September 1, and are past due after January 5. Taxes must be paid before the past due date to avoid interest charges. Payments received by mail are deemed received based on the date shown on postmarks assigned only by the U.S. Postal Service.
- VALUATION DATE
- The ownership, valuation, and taxability of property are determined annually as of January 1.
- PRE-PAYMENT
- The Town of Oak Island does accept pre-payments for taxes and sewer district fee. Pre-payment must be stated on the memo line of the check, along with the Parcel ID number.
- ESCROW & MORTGAGE ACCOUNTS
- Many lending institutions and mortgage service companies request tax bills for payment. This office is not responsible for any failure of the lender / service company to pay taxes. It is the property owners obligation to ensure the timely payment of taxes. If funds are held in escrow to pay this bill, please forward the bill to the appropriate mortgage holder and confirm the bill is paid promptly by the lender.
- TRANSFER OF OWNERSHIP OF REAL PROPERTY
- It is the responsibility of the owner as of January 1 to ensure taxes levied on real property are paid in full. The Tax Collectors office has no involvement in agreements between buyers and sellers. It is not uncommon for current year taxes to be prorated at the time of sale. In most cases the sellers prorated share of taxes are distributed to the buyer at the closing. Prepayments on taxes are accepted. Proration agreements between buyers and sellers do not supersede the responsibility of the January 1 owner to see that the taxes are paid. For law offices needing a Tax Certificate, CLICK HERE.
- INTEREST
- Interest on past due balances is 2% for January (beginning after January 5) and 3/4 of a percent per month thereafter. Enforcement measures will begin immediately after the bill is past due. There are no provisions in the law to adjust or waive interest.
- FAILURE TO PAY
- Enforcement measures can include, but are not limited to attachment of wages and bank accounts, levy on personal property, submission to NC Debt Setoff Program, and foreclosure.
- BANKRUPTCIES / CLOSINGS
- North Carolina law requires that the Tax Collectors Office be notified when filing for bankruptcy or going out of business.
- PROPERTY VALUE

- EXEMPTIONS
