The Town of Oak Island is committed to maintaining and improving the aesthetic appeal of its commercial districts, which are crucial to our town's history, image, and economic vitality. To support this goal, the Town Council has approved the Façade Improvement Grant (FIG) Program, approved by Town Council August 13, 2024.

This program provides an exciting opportunity for commercial property owners and tenants in Oak Island to receive financial assistance for exterior improvements to their buildings. By participating in this program, businesses can not only enhance their own properties but also contribute to the overall revitalization and charm of Oak Island.

How the FIG Program Works

The FIG Program offers matching grants that cover up to 50% of the cost of qualifying façade improvements. Grants can range from a minimum of $250 to a maximum of $10,000 per project. Please note that only one application per property will be accepted each year, and funding is limited—awards are made on a first-come, first-served basis, subject to the availability of funds.

Important Details:

  • Eligibility: The program is open to commercial properties located in zones CB (Commercial Business), CLD (Commercial Light Development), or CR (Commercial Recreation).
  • Pre-Approval: Grants must be approved before any construction work begins. Reimbursements are provided only after the work is completed, inspected, and all expenses are paid by the property owner.
  • Application Process:
    1. Pre-Submittal Meeting: Meet with the Economic Development Officer to discuss your proposed work.
    2. Estimate of Work: Obtain itemized cost estimates from at least two contractors.
    3. Submit Application: Submit your grant application for review. Applications are processed in the order they are received.
    4. Approval & Work: Once approved, work must commence as outlined in your application and be completed within two months.
    5. Final Review & Reimbursement: After work completion and a final inspection, submit proof of payment and before-and-after photos to claim your grant reimbursement.

  • Exterior painting and repainting
  • Storefront cleaning
  • Installation of compliant signage
  • Addition of public art or decorative elements
  • Landscaping enhancements
  • Improved lighting
  • Creation of outdoor seating or recreational areas
